John Healey MP has welcomed the introduction of new measures, coming into force today, that will require social landlords to urgently repair dangerous homes.

Starting today, Awaab’s Law introduces new regulations requiring social landlords to fix all serious damp and mould problems within set time limits.

New protections introduced by this Labour government will finally put tenants’ safety first. The law will require social landlords to act quickly to repair unsafe homes, address emergency hazards within 24 hours, and provide alternative accommodation if properties cannot be made safe within the specified time limits.

The new law stands as a lasting tribute to Awaab Ishak, the toddler from Rochdale who tragically lost his life in 2020 due to dangerous levels of damp and mould in his home.

Through Awaab’s Law, Labour is ensuring that no tenant will ever again be forced to live in unfit homes plagued by hazards and dangers.

John Healey said, “The introduction of this vital legislation represents real progress in reshaping the relationship between tenants and landlords. For the first time, social landlords will have to take tenants’ concerns seriously and thoroughly investigate any issues raised.

“The government pledged to make housing safe and decent for everyone, and with Awaab’s Law, we are delivering on that promise.”

Steve Reed, Housing Secretary, added, “Everyone deserves a safe and decent home to live in, and Awaab Ishak is a powerful reminder of how this can sadly be a matter of life or death.

“Our changes will give tenants a stronger voice and force landlords to act urgently when lives are at risk, ensuring such tragedies are never repeated.”
